First of all... Thanks you very much for your interest towards our Smart House Village 1-3, Smart House Golf Resort ja Smart House Valley housing projects.

We recommend that before you read this Extra Information section, we recommend that you go thru our pages in logical order first. So, please relax and browse our pages first thru and read this then last.

I would like to explain some extra info about our projects here.

In our SHV2 project we have 3.6 hectar (22 Rai) land surrounded with safe beton fence, and it is blocked into 88 plots. Pricing is quite simple. Housetype A, 91 sqm, 2 bedrooms, price is 1 300 000 thb, around 27 000 eur.  Housetype B, 150 sqm, price is 2 100 000 thb, around 46 000 eur. Housetype C, 196 sqm, price is 2 700 000 thb, around 59 000 eur. And the you should take Premium Upgrade 1 packet, where you have eg. fitted European kitchen, airconditioners, landscaped garden etc, it will cost additional 500 000 thb, around 11 000 eur. Premium 1 Packet has a variety of important equipment, and separately they would become much more expensive. Swimming pool (3x5m) with Jacuzzi costs also 500 000 thb (11 000 eur) and bigger pool (4x8m) with Jacuzzi 650 000 thb (14 300 eur) and then leaseland is on top of these, price is depending of size which plot you take and it costs from 3 500 thb / sqm. Basic size of land is 240 sqm (which can have either type A or type A+ house) costs 840 000 thb (18 000 eur) and for bigger houses you need to combine two or more plots next to each other, minimum land size for type B and type C house is 480 sqm. In Smart House Golf Resort sizes of plots are a bit bigger, where basic plot is around 400 sqm and up and land price 4 000 thb / sqm.

If you sum all these together, so....

Housetype A, with
3x5m pool, 1 plot 240 sqm: 1 300 000 + 500 000 + 500 000 + 840 000 = 3 140 000 thb (69 800 eur) all inclusive + 100 000 thb lease tax when house is ready and will be registered to you.
Housetype B
, with 4x8m pool, 2 plots 480 sqm: 2 100 000 + 500 000 + 650 000 + 840 000 + 840 000 = 4 930 000 thb (109 500 eur) all inclusive + 100 000 thb lease tax when house is ready and will be registered to you.
Housetype C, with 4x8m pool, 2 plots 480 sqm: 2 700 000 + 500 000 + 650 000 + 840 000 + 840 000 = 5 530 000 thb (122 900 eur) all inclusive + 100 000 thb lease tax when house is ready and will be registered to you.

Value of land at SHV1-3 and Smart House Valley areas, and especially at Smart House Golf Resort area are all the time increasing expotentially and all areas are now one of the best development areas around Hua Hin. One house construction lasts maximum of 6 months and building will start immediately when first 25% payment have reached constructioners account in Thailand. At Smart House Golf Resort project only 5 plots are unsold curently, Clubhouse, Gym, Finnish sauna and common pool and garden areas are already totally in use and SHV1-2 everything is in function and 100% ready and sold out (you can check our Private Villas Sale section if we have anything for sale there from private owners). Additionally Singha Corporation (biggest beer-producer in Thailand) owns land 110 hectar next to SHV2-3 projects, only about 300 meters away. They plan to start building 18 hole golf course, which they say will be best of Asia and one of the best in the whole world.

Constructor is pure Thai and 100% trustful. Also all agreements are done by our lawyers, so there is absolutely no danger or threat. All the houses have been sold to foreigner, biggest "group" being Scandinavians. In leasing agreements there is a clause that if ever in Thailand, a foreigner can own land, this leased land will be transferred on buyers name, per request, only by paying transfer costs. Also there is a clause that in case of death you can "inherit" plot for your inheritans. And plot owner Smart House Village Co Ltd is only taking care of plots, and not doing any kind of "riskybusiness".

In Smart House Projects there will be weekly photography gallery update, where you can follow progress of your house almost real time, every weekend. 

Constructor has been building more than 1 000 homes around Hua Hin, during his more than 20 year constructor career. Constructors pages are located in  http://www.huahinqhouse.com. And all project areas are within 10 minutes drive from center and beaches, SHV1-3 less than 7 km, SH-Valley about 8 km and SHGR about 9 km.


Please think carefully, compare, go to see, evaluate and I would say that more trustful and quality versus price projects are very hard to find. We personally know everyone from long relationship (since 2004) in these projects. Constructor also built in 2005 Palm Villa in Hua Hin, Bo Fai, also this house you are welcome to see.
